Role Overview:
ConnectX is seeking an experienced Real Estate Analyst to work closely with our UK-based clients. The ideal candidate will be responsible for conducting market research, financial analysis, feasibility studies, and investment assessments to support strategic real estate decisions and project developments.

Key Responsibilities:
✅ Conduct comprehensive research on commercial real estate markets, covering rental trends, occupancy levels, supply/demand dynamics, and economic factors impacting property values.
✅ Perform financial analysis for real estate projects, including cash flow analysis, ROI, NPV, and IRR calculations.
✅ Develop business cases, feasibility reports, and investment proposals for acquisitions, developments, and portfolio enhancements.
✅ Assist in preparing detailed financial models and projections using Excel and other industry-standard tools.
✅ Evaluate legal, regulatory, and zoning requirements, ensuring compliance and identifying potential risks.
✅ Collaborate with internal departments (Legal, Finance, Project Management) to ensure holistic evaluation and alignment with business goals.
✅ Monitor and report key market indicators like property prices, vacancy rates, rental yields, and forecasts.
✅ Prepare investor presentations and reports, summarizing market analysis and investment insights.
✅ Support the due diligence process for acquisitions, sales, and joint ventures, addressing all financial, legal, and operational considerations.
✅ Assist senior analysts in identifying new investment opportunities and expansion strategies.

Required Skills & Experience:
🔹 Bachelor’s degree in Real Estate, Finance, Civil Engineering, Architecture, or a related field.
🔹 3-5 years of hands-on experience in commercial real estate analysis, market research, or a similar role.
🔹 Strong grasp of financial modeling (Excel, Argus, REFM, CoStar) and analytical techniques.
🔹 Proven experience in preparing feasibility studies, business cases, and investment proposals.
🔹 Comprehensive understanding of legal, regulatory, and zoning requirements in the real estate sector.
🔹 Strong ability to interpret market data, identify trends, and offer actionable insights.
🔹 Excellent analytical skills with attention to detail and experience managing large datasets.
🔹 Exceptional communication skills—both written and verbal—with the ability to present complex data in a clear format.
🔹 Proficiency in Microsoft Office (Excel, PowerPoint, Word) and familiarity with real estate software tools (e.g., Argus, REFM, CoStar).
🔹 Strong organizational and time-management abilities, able to handle multiple tasks and deadlines.
🔹 A proactive, self-motivated mindset with the ability to work independently and in collaborative teams.
